What to expect
These are the same thing. Skirting is the common term in most of Texas, underpinning is used widely across the South and in a lot of manufacturer documentation, and manufactured home skirting is the formal version for homes built after the 1976 federal standard. If you have been searching one term and finding nothing useful, try the others—suppliers and contractors are inconsistent about which they use.
Whatever it is called, the job is the same: enclose the crawlspace, ventilate it correctly, keep access available, and survive the site it sits on.
Skirting is not just trim. It encloses the crawlspace, carries the ventilation the space needs, preserves access for anyone who has to work under the home, and takes the abuse of mowers, weather, animals, and shifting ground. A panel system that looks correct on day one and fails on all four counts by year two is the usual outcome when only appearance drives the decision.
Federal model standards for manufactured homes address crawlspace ventilation and access, and Texas adds its own installation rules on top. Those requirements shape where vents and access openings go and how much free area they need. We plan around them rather than treating them as an afterthought, and we tell you plainly where the line sits between skirting work and regulated installation functions that belong to a licensed installer.
Vinyl skirting is the most common and the least expensive to replace panel by panel, but it gets brittle with sun exposure and cracks on impact. Metal handles impact and animals better and tolerates heat well, though it dents and shows it. Masonry and simulated-stone systems look permanent and resist string trimmers, but they are the least forgiving when the ground moves and the most expensive to open up later. Insulated and composite panels sit in between.
The right answer depends less on preference than on the site. How much does the grade fall across the run? Is there impact risk from mowing, kids, or livestock? How often will anyone need under-home access? Is the home in a community with appearance rules? We would rather ask those questions before quoting than install something that has to come off again.
A few cracked panels on an otherwise sound system is usually a repair, and we will say so. The complication is matching: skirting profiles and colors change, and a discontinued panel may have no compatible replacement, which turns a small repair into a visible patch or a full run.
Full replacement makes more sense when the failures are spread across several sides, when the substructure the panels attach to has deteriorated, when the grade has moved enough that the bottom rail no longer meets the ground, or when access and ventilation were never right to begin with. Once the panels are off is also the only practical moment to look at what is behind them.
We walk the full perimeter rather than just the failure you called about. That means the condition and fastening of the existing panels, the top and bottom rails, how the grade runs and where water goes during a hard rain, the state of the ground contact line, whether existing vents and access panels are usable, and whether anything visible under the home—insulation, bottom board, ductwork, plumbing—needs attention before the space is closed up again.
If something under there is outside our scope, you will hear that during the walk-around rather than after the panels are back on. Closing a crawlspace over a known problem is the expensive kind of mistake.
The scope names the material and profile, the perimeter length it covers, how ventilation and access are handled, what happens at grade transitions, and what is excluded. Exclusions matter as much as inclusions: if the price assumes the substructure is sound and it is not, the scope says what happens next instead of leaving it to a conversation on the day.
If you are comparing quotes, ask every contractor to break out those same line items. Two skirting quotes that differ by thousands almost always differ in what they included—grade work, access panels, disposal, substructure repair—not in the price of the panels themselves.
