Mobile Home Skirting Options for North Texas Homes

Compare mobile home skirting materials, ventilation, access, maintenance, and North Texas site conditions before choosing a system.

Skirting changes the way a mobile or manufactured home looks, but appearance is only one part of the decision. A well-planned enclosure also preserves access to utilities, works with the home's ventilation plan, accommodates uneven ground, and holds up to the conditions around the property.

That matters in North Texas. The Dallas–Fort Worth area's 1991–2020 climate normals include hot summers, regular rainfall, and seasonal freezes. A skirting system here may experience strong sun, temperature swings, wind-driven rain, soil movement, lawn-equipment impacts, and periods of wet ground—all at the same home.

Start with the home and site, not a sample board

Two homes with the same floor plan can need different skirting details. Before comparing colors, look at:

  • the distance from the bottom of the home to the finished ground around the full perimeter;
  • slopes, low spots, drainage patterns, and areas where soil or mulch could touch the material;
  • existing tracks, framing, access doors, vents, utility penetrations, and damaged sections;
  • the home's installation manual and any available manufacturer information;
  • community, park, dealer, warranty, or architectural requirements that apply to the property; and
  • whether the home is newly installed, recently moved, or an established home receiving a later improvement.

For a newly installed manufactured home, skirting should also be coordinated with the licensed installer or retailer. The Texas Department of Housing and Community Affairs notes that reported installations may be inspected before skirting makes the underside inaccessible. Do not cover work that still needs an installation inspection or correction.

The main skirting material families

Product names vary, and two systems in the same category can have very different thicknesses, coatings, fastening methods, and warranties. Treat the categories below as a starting point, then evaluate the actual product proposed for your home.

Vinyl skirting

Vinyl is widely available and is commonly chosen for its clean appearance, range of colors, and relatively lightweight panels. Individual panels can often be removed for access when the track system is planned correctly.

Important questions include panel thickness, the top and bottom track design, how the system accommodates temperature movement, and whether replacement panels are likely to remain available. A thin or poorly supported panel may be more vulnerable to lawn equipment, pets, wind, or a shifting bottom track. Color samples should be viewed beside the home's siding in outdoor light.

Metal skirting

Metal systems can provide a crisp profile and a durable finished surface. Corrugated and formed panels are available in different gauges, rib patterns, coatings, and colors.

The scope should identify the panel and finish—not simply say “metal.” Cut edges, fasteners, transitions, corners, and ground clearances deserve attention. Dents and scratches may be more visible on some profiles, and damaged coatings should be addressed according to the product instructions.

Rigid panel and masonry-look systems

This broad category includes engineered panels with smooth, textured, stone-look, brick-look, or other finished faces. These systems can create a more substantial visual base and may coordinate well with porches or exterior improvements.

They are usually heavier and more detail-sensitive than flexible panels. Ask how the panels are supported, how cut edges are treated, where movement is allowed, and how access openings and vents are integrated. A masonry-look panel is still an enclosure finish unless the specific project has a separately designed structural foundation; appearance alone does not make it structural.

Site-built wood systems

Wood can be customized to match decks, stairs, rails, or other exterior carpentry. It also requires careful material selection and detailing near the ground, where moisture and insects are concerns.

The proposal should identify the lumber or panel product, treatment or durability rating where applicable, support framing, finish, edge treatment, and how future maintenance will be handled. A decorative wood screen with generous openings is not automatically equivalent to a skirting system designed around the home's ventilation and access requirements.

Hybrid details

Some homes benefit from a combination—for example, one primary panel system with framed access doors, removable service sections, or coordinated porch returns. Hybrid work can solve awkward grade changes, but every transition adds labor and another place that must shed water and remain serviceable.

Ventilation and access are part of the system

Skirting should not seal the underside of the home without a project-specific moisture and ventilation plan. HUD's model manufactured-home installation standards address crawlspace ventilation, cross-ventilation, utility access, and the need for dryer exhaust and combustion-air openings to reach the exterior. The standards also distinguish between vent-area calculations with and without an acceptable ground vapor retarder.

Those provisions are not a one-size-fits-all DIY formula. The manufacturer's instructions, the home's installation status, Texas requirements, product instructions, and any applicable local rules should be reviewed together. At a practical level, the written scope should answer:

  • How is net-free ventilation determined and distributed?
  • Where is the service opening, and can a person reach utility connections through it?
  • Can routine plumbing, HVAC, electrical, anchoring, or pest-control inspections occur without destroying panels?
  • Do dryer vents, drains, and required air inlets terminate beyond the enclosure as intended?
  • Is a ground vapor retarder present, damaged, missing, or outside this project's scope?
  • How will runoff move away instead of collecting beneath the home?

Skirting does not cure an active leak, poor drainage, standing water, damaged bottom board, or an unresolved pest problem. Those conditions should be identified and assigned before the enclosure is closed.

What tends to work best in North Texas?

There is no universal winner. The better choice is the one that fits the home's exposure and the owner's priorities.

For a home with direct afternoon sun, compare color, expansion details, finish durability, and replacement availability. On an exposed rural site, wind resistance, fastening, grade variation, and secure access panels may matter more. Around active yards, impact resistance and easy panel replacement can be valuable. Where porches or stairs meet the home, clean transitions and independent movement between structures may drive the detail.

Ask to see a physical sample outside. Indoor showroom light can make color and texture look different, and a small sample makes it easier to judge thickness, stiffness, edge construction, and the way the finish coordinates with siding.

What drives skirting cost?

Rather than relying on a generic per-foot number, compare the work included. Major cost drivers include:

  • total perimeter and average enclosure height;
  • large changes in grade or unusually tall sections;
  • removal and disposal of existing material;
  • repair or replacement of tracks, framing, or supports;
  • the selected material, profile, finish, and trim package;
  • the number and construction of access openings;
  • vent layout and specialty termination details;
  • corners, porches, stairs, decks, utility pads, and other interruptions;
  • hidden damage discovered after removal;
  • site access, occupied-home protection, and cleanup; and
  • manufacturer, community, inspection, or local requirements that affect the work.

A lower material price does not always produce the lower completed project. A system that needs more framing, custom cuts, or finish work can shift the labor side of the scope.

Questions to put in the written scope

Before approving the work, make sure the proposal identifies:

  1. the exact material or product family and color;
  2. what existing skirting, track, or framing will be removed;
  3. how supports, corners, top transitions, and bottom edges will be handled;
  4. the ventilation and access approach;
  5. responsibility for drainage, vapor retarder, pest, utility, or bottom-board issues;
  6. how porches, stairs, decks, and service equipment are treated;
  7. cleanup and disposal;
  8. product and workmanship coverage, including exclusions; and
  9. what happens if concealed conditions change the plan.

Take clear photos of every side of the home, each corner, the highest and lowest areas, existing vents and access doors, and any damaged or wet locations. Pair those photos with the home's approximate dimensions and the result you want—simple repair, full replacement, a visual upgrade, or coordination with a porch or stair project.
